What to Do When a Pipe Bursts: A Homeowner's Emergency Guide
Step-by-step actions to take when a pipe bursts to minimize damage.
A burst pipe is one of the most urgent plumbing emergencies a homeowner can face. Water can pour out at a rate of several gallons per minute, flooding rooms, saturating drywall, warping floors, and damaging furniture and electronics in a very short time. The first few minutes after discovering a burst pipe are critical.
Knowing exactly what to do β and doing it quickly β can mean the difference between a manageable repair and tens of thousands of dollars in water damage restoration. Here is your step-by-step emergency plan.
Step 1: Shut Off the Water
This is the single most important action you can take. Locate your main water shutoff valve and turn it off immediately. In most San Carlos homes, the main shutoff is near the front of the house where the water supply line enters, often in the garage, near the foundation wall, or in a utility closet.
The valve is typically a gate valve (round handle you turn clockwise) or a ball valve (lever handle you turn 90 degrees). If the valve is stuck or too tight to turn by hand, do not force it with pliers β you could break it. Instead, locate the street-side shutoff at the water meter box near the curb and use a meter key or adjustable wrench to shut it off there.
Step 2: Open Faucets to Drain Remaining Water
After shutting off the main valve, open several faucets throughout the house β both hot and cold β to drain the remaining water from the pipes. This reduces pressure in the system and stops water from continuing to flow through the broken section. Flush toilets as well to empty the tanks.
Step 3: Contain the Water Damage
Use towels, mops, and buckets to contain and remove standing water as quickly as possible. If water is pooling near electrical outlets, appliances, or your electrical panel, do not step in the water. Turn off electricity to the affected area at the breaker box first.
Move furniture, rugs, and valuables away from the affected area. If water is dripping from a ceiling, place buckets underneath and poke a small hole in the drywall at the lowest point of the bulge to let water drain in a controlled way rather than causing the ceiling to collapse.
Step 4: Document the Damage
Take photos and video of the damage before you begin cleanup. Photograph the burst pipe location, all affected rooms, damaged belongings, and water levels. This documentation is important for insurance claims. Contact your homeowners insurance company to report the incident as soon as practical.
Step 5: Call an Emergency Plumber
A burst pipe requires professional repair. While you have contained the immediate damage, the broken pipe needs to be repaired or replaced before you can restore water service to your home. Emergency plumbers can typically respond quickly and make the repair the same day.
When you call, describe what happened, where the burst occurred, and whether the water is shut off. This helps the plumber arrive with the right materials and tools for a faster repair.
Common Causes of Burst Pipes
In San Carlos homes, burst pipes are most commonly caused by internal corrosion in aging galvanized steel supply lines. These pipes, installed in many homes built before the 1970s, corrode from the inside out over decades, eventually developing weak points that fail under normal water pressure.
Other causes include excessive water pressure above 80 PSI, which stresses pipe joints and fittings over time, and physical damage from renovations, heavy objects, or ground movement in hillside areas. While freezing is less common on the Peninsula than in colder climates, it can occur during rare cold snaps, especially in uninsulated pipes in garages or crawl spaces.
Preventing Future Pipe Bursts
If your home has original galvanized supply lines and you have experienced a burst or multiple leaks, repiping with modern copper or PEX is the most effective long-term prevention. Having your water pressure tested and installing a pressure regulating valve if pressure exceeds 80 PSI protects the entire system.
Annual plumbing inspections can identify weak points, corroded sections, and failing fittings before they reach the failure point β turning a potential emergency into a planned repair.
